Do I need a real estate license to sell my current home before buying a tiny home?

No, selling your own primary residence doesn’t require a license. That requirement only comes up for people acting as an agent or broker for someone else’s transaction, which is why we screen out affiliate programs on this site that would require us, or you, to hold one.

Is a tiny home on wheels legally allowed as my only home?

It depends entirely on your local zoning code, not on the builder. Some areas allow it outright, some only allow it as a temporary or seasonal structure, and some don’t allow it at all as a primary residence. Check with your local planning department before you buy. What’s the real difference between a tiny home and an ADU?

A tiny home on wheels is mobile and generally cheaper, an ADU is a permanent structure on a foundation that adds appraised value to your property but costs significantly more. Can I finance a tiny home with a normal mortgage?

Usually not, if it’s built on wheels. Most buyers use personal loans or RV loans for mobile tiny homes, and construction loans or home equity financing for permanent ADUs. Details are in our financing guide.

Do the builders on this site pay to be listed?

No. Builders don’t pay for placement. We may earn an affiliate commission if you buy after clicking through to a builder, which is disclosed on every spotlight page and in our About page, but that’s separate from, and doesn’t influence, which builders we choose to cover.

Why don’t some spotlight pages show exact pricing?

Several of the builders we cover only quote pricing directly to buyers, based on the specific model, finishes, and site conditions. Rather than publish a guessed number, we tell you it’s quote-only and point you to the builder to get a real figure.
